This is one of my favorite conversations to have with buyers because there is no universally right answer.

St. Louis offers something many markets don't:

Buyers can choose between historic homes, mid-century ranches, established neighborhoods, and brand-new construction communities.

Each comes with advantages.

Older homes often offer:

  • Established neighborhoods
  • Larger lots
  • Unique architecture
  • Character

New construction often offers:

  • Open floor plans
  • Energy efficiency
  • Modern finishes
  • Lower maintenance
  • Builder warranties

The challenge is understanding which benefits matter most to you.

I've worked with buyers who swore they wanted new construction and ultimately fell in love with a 50-year-old ranch.

I've also worked with buyers who started looking at older homes and quickly realized they preferred modern layouts and low-maintenance living.

Neither choice is better.
