Most buyers notice paint colors.
I notice clues.
Some are small.
Some are significant.
One of the first things I look for is signs of deferred maintenance.
If basic upkeep has been ignored, it raises questions about larger systems that buyers can't immediately see.
I also pay close attention to water.
Water is one of the most expensive problems a homeowner can face.
Signs can include:
- Water stains
- Musty odors
- Foundation cracks
- Improper grading
- Drainage issues
Another thing I watch carefully is consistency.
Have updates been done professionally?
Or do they appear rushed and cosmetic?
Sometimes a beautifully renovated kitchen can distract buyers from larger concerns elsewhere in the home.
I also encourage buyers to think beyond the house itself.
What is happening around the property?
What does the street look like?
How are neighboring homes maintained?
What is traffic like?
Many buyers focus entirely on the house and forget they're also buying the neighborhood.
