Most buyers focus heavily on the mortgage payment when purchasing a home, but there are additional ownership costs that should be part of the conversation.
As one of the top real estate agents in the St. Louis area, I believe buyers feel much more confident when they understand the full financial picture before closing.
Some of the most common “hidden” homeownership costs include:
- Maintenance and repairs
- HVAC servicing
- Appliance replacement
- Utility fluctuations
- Landscaping
- Property taxes and insurance increases over time
In the St. Louis real estate market, older homes can sometimes come with additional maintenance considerations, especially regarding roofing, plumbing, or electrical systems.
That doesn’t mean buyers should avoid older homes — many are wonderful investments — but preparation matters.
I encourage buyers to create a homeownership reserve fund in addition to their down payment and closing costs. Even small monthly savings can make future repairs far less stressful.
