First-time sellers in the St. Louis real estate market often assume the process will be straightforward — list the home, get offers, and move on. In reality, there are several key steps that can make or break the outcome.

As a top St. Louis real estate agent, I’ve worked with many first-time sellers, and there are a few patterns I see repeatedly.

The biggest mistake is underestimating preparation.

Homes that are cleaned, decluttered, and lightly updated before hitting the market consistently outperform homes that are listed “as-is” without preparation. Buyers today are comparing your home to dozens of others online before they even schedule a showing.

Another common mistake is pricing based on what the seller hopes to get rather than what the market supports. In St. Louis, buyers are very informed — they’re looking at recent sales, not just listings. Overpricing often leads to fewer showings and longer time on market.

First-time sellers also tend to underestimate how important the first week on the market is. That initial exposure window is when your home gets the most attention.
