One of the most stressful moments for sellers is deciding whether to accept an offer or wait for something better.

In the St. Louis real estate market, this decision is rarely just about price. As a top St. Louis real estate agent, I help sellers evaluate the full picture before making a decision.

The first thing we look at is overall demand. If a home receives strong interest immediately after listing, that’s often a sign the pricing and positioning are correct.

Next, we evaluate the strength of the offer itself:

  • Is the buyer pre-approved?
  • Are there contingencies?
  • How flexible is the closing timeline?

Sometimes a slightly lower offer with strong terms is actually the better choice.

Timing also plays a role. In many St. Louis transactions, the first week on the market generates the most activity. Waiting too long can reduce momentum if additional offers don’t come in.

That said, every situation is unique. Some homes benefit from holding offers for a short period, especially if multiple buyers are showing interest.
