One of the biggest misconceptions sellers have is that pricing high “leaves room to negotiate.” In reality, overpricing often creates the exact opposite effect.

As a top real estate agent in St. Louis, I’ve seen firsthand how accurate pricing generates stronger buyer excitement and better overall results.

In today’s St. Louis real estate market, buyers are extremely informed. They are comparing:

  • Recent sales
  • Online estimates
  • Competing listings
  • Days on market
