Why “Price Per Square Foot” Can Be Misleading in the St. Louis Real Estate Market
One of the most common things buyers and sellers search online is “price per square foot.” While it can be a useful reference point, relying on it too heavily can actually create confusion — especially in the St. Louis real estate market.
As a top real estate agent serving St. Louis, St. Louis County, St. Charles County, and Jefferson County, I often explain to clients that two homes with identical square footage can have dramatically different values.
Why? Because square footage alone does not account for:
- Lot size
- Layout functionality
- Updates and renovations
- School district
- Finished lower levels
- Garage size
- Overall neighborhood demand
For example, a 2,000-square-foot home with outdated finishes and poor layout flow may sell for significantly less than a slightly smaller home that has been updated and maintained well.
In the St. Louis market specifically, architectural style and neighborhood consistency also matter. A well-maintained ranch in a highly desirable area may outperform a much larger home in a less competitive location.
Another factor buyers often overlook is usable space. Two homes may technically have the same square footage, but one may feel much larger because of ceiling height, natural light, or floor plan design.

Price per square foot is a tool — but it should never be the only tool.
